Cedar Harp manages a wide array of commercial properties, from Prime Grade II listed offices in London to single and multi-let provincial offices, from prime retail parades in conservation areas to local parades, blocks of flats and a number of retail/residential investments.

The key points are as follows:
Property Inspections
We would propose a minimum of two annual inspections of each property.
Lease Records and Schedules
Cedar Harp operates a system whereby all the Leases and supplementary documentation provided for new management are reviewed by a legally qualified consultant who prepares a Lease precise and data input form for entry on to the property management system
We are able to provide Schedule of Tenancies and various other reports, for example lists of rent reviews or lease expiries on request.
Tenant Applications
Cedar Harp operates a standardised system of pro forma for dealing with applications from Lessees, ensuring that all relevant information is captured and considered before making a recommendation to our clients, and also to ensure that we comply with statutory and legal requirements for dealing with such applications.
Rent Reviews
Our property management system generates Schedules of forthcoming rent reviews. The Schedule includes details of the dates by which the rent review must be initiated. Schedules are sent to Clients at agreed intervals.
Lease Terminations
As set out above in regard to rent reviews, a similar process exists in relation to the termination of Leases, allowing for the statutory provisions for the giving of Notice to terminate Leases under the Landlord & Tenant Act 1954. We liaise with clients to agree whether it is appropriate to serve Notice in every case and also note if any tenancy is outside the security of tenure provisions of the 1954 Act.
Insurance Valuations
We work with building surveyors to arrange for a reinstatement valuation to be carried out as appropriate and as instructed by clients.
Accounting
We would confirm that we are a RICS Regulated firm and act in accordance with the Rules of Conduct of the RICS. We already operate a series of discrete accounts relating to individual properties for Clients and if required would be able to open an account for the Trust.
Cedar Harp Limited maintains its banking arrangements with Barclays Bank Plc and any new account would be opened with them.
Fees We would propose that the fee for the management of a property is put forward once the scope of works required is understood.
